Aura Village

Five ways this lot makes you money

You are buying land at its opening price, and we are the lender rather than a bank. That leaves you more than one way out — and you do not have to decide today which one you will take.

1. Sell it before you ever build · any buyer

You are buying while the land still has no road and no services on it. When that work is finished, a serviced lot is a different thing from an unserviced one, and it is priced like one. Before closing you can hand your agreement to another buyer — hold a lot during the grand opening in Fall 2026 and we charge nothing to do that. After closing the land is in your own name, so you sell it like any other property.

2. Or hold it. It costs very little to keep · any buyer

35% down, then interest only at 1.99% — $322 a month on the cheapest lot and $484 on the dearest. There is no deadline to build, so holding is a plan rather than a fallback. The loan runs on an open three-year term and you can pay it down any time without penalty.

3. Keep your own cash where it earns most · builders and investors

Land is one of the hardest things to borrow against, which is exactly why we lend on it ourselves at 1.99%. Say you have $250,000 to put to work: on the $299,000 lot the down payment is $104,650, so about $145,350 of your own capital never leaves your pocket, and the land carries at $322 a month while you spend that capital on the house. An illustration on the lowest-priced lot, not an offer.

4. Get permit-ready, and find your buyer before the house exists · licensed builders

Nothing stops you drawing the house and preparing the permit application while you are still paying the deposit. Once the lot is serviced and registered and your permit is ready to go, you can market the finished home and line up its buyer before you have poured anything. To build and sell a new home in Ontario you must hold a licence from the Home Construction Regulatory Authority and enrol the home with Tarion, in the ordinary way.

5. Build it, then rent it or sell it · builders

Build on site, or put a prefabricated house on it. When it is finished you can refinance the house and keep it as a rental, or sell it at the market price for a finished home on half an acre. Either way the land underneath it is already fixed at today’s price, and building keeps your 1.99% for the life of the loan.

What a serviced lot or a finished house is worth on any future date is set by the market, not by us. Nothing on this page is a forecast, a guarantee or financial advice. The figures that are fixed are the ones in your agreement: your price, your 35%, your 1.99% and your monthly payment. Figures are indicative and must be confirmed against the registered plan and the condominium disclosure package.
